A listing tells you what the seller wants.
Not what the evidence says.

The asking price is only one number. It does not tell you what nearby properties actually sold for, how the local market has moved, what the tax value is, or which legal and technical checks still need attention. And in Greece, much of that information sits across different sources, systems and professionals. We bring the relevant evidence together before you make the next move.

The asking price is not the market.

Bring the scattered evidence into one place.

For each property, we collect and organise the information that matters to a buyer: recorded transactions, asking-price context, market trends, tax value, legal and technical risk signals, and purchase costs.

01

Recorded transactions

See available recorded transfers around the property and how their prices compare.

02

Asking-price context

Understand how the current asking price sits against nearby advertised properties.

03

Market trend

See broader price and valuation trends for the relevant market.

04

Tax value

Understand the property's official tax basis — and why it is not the same as market value.

05

Legal & technical risk snapshot

See the key ownership, cadastral, planning and property-status checks that may require further review.

06

Purchase costs

Get a clearer picture of the taxes and transaction costs around the purchase.

Not all property prices mean the same thing.

A seller's asking price, nearby recorded transfers, the Objective Value used for tax purposes, and a broader market index are not interchangeable. Each answers a different question. Our reports keep them separate so you can see what each number actually means.

Be careful with any source that turns all of them into one “property value.”

This is what the analysis looks like on a real property.

Better information does not replace proper due diligence.

Our reports organise and interpret available property evidence. They do not replace the professionals responsible for legal and technical checks.

Our report helps you understand

Pricing evidence · recorded transactions · asking-price context · tax values · market trends · purchase costs · key risk areas.

Your lawyer handles

Title and ownership verification · liens and legal encumbrances · contracts · legal due diligence.

Your engineer handles

Physical inspection · building legality · planning issues · technical condition.

Explore the evidence by location.

Local property pages built around areas where enough data exists to make the numbers useful. We do not publish strong local conclusions where the underlying data is too thin.

A few things buyers usually want to know first.

What do I need to submit?

The property location, asking price and basic property details. If there is no reliable street address, you can mark the property directly on the map.

Where does the data come from?

We use a combination of official Greek property data, transaction records, market data and other relevant public or commercial sources. Each important data type is labelled so you can see what it represents.

Is this a property valuation?

No. The report provides pricing evidence and context. It is not a certified professional valuation.

What if there are too few nearby transactions?

We say so. If the available transaction evidence is limited, the report will show that limitation rather than forcing a conclusion.

Are asking prices treated as actual sale prices?

No. Asking-price data and recorded transactions are always shown separately.

Does the report replace a lawyer or engineer?

No. The report helps you understand the evidence and identify areas that may require further review. Legal and technical due diligence must still be handled by the appropriate professionals.
